The following resources are designed to help residents enjoy their outdoor spaces while protecting the building's waterproof membranes and structural warranties. Proper care ensures architectural integrity and prevents dangerous safety risks during high-altitude wind events
The following rules are in place to maintain the building's aesthetic uniformity, protect the building envelope, and ensure safety during high wind conditions.
Blinds: All exterior-facing blinds must be white and match the original building standard.
Curtains: Interior curtains must be neutral colors (white, cream, or beige).
Prohibited Items: Aluminum foil, cardboard, and "DIY" repairs are strictly banned from windows.
Solar Film: Only approved, non-reflective models are permitted and must be installed on the interior glass. Owners are strictly liable for any damage to thermal seals.
Flooring: Interlocking deck tiles are permitted only if they are free-floating and have integral drainage.
Banned Materials: Outdoor carpeting, artificial turf, and bamboo mats are prohibited because they trap moisture and destroy the waterproof membrane.
Cleaning: Power washing is strictly prohibited. Surfaces must be washed by hand or with a low-pressure hose.
Snow & Ice: Do not sweep snow off the edge; let it melt naturally or use non-corrosive de-icing agents (no salt).
Furniture: Only manufactured outdoor furniture is permitted. Indoor sofas and mattresses are prohibited.
Storage: General storage of bicycles, tires, and sports equipment on balconies is strictly prohibited.
Chest Freezers: One "Garage-Ready" chest freezer (max 5.5 cubic feet) is permitted if it sits below the railing height and matches the building color.
Air Conditioning: Portable units are only permitted if the primary unit is inoperable, and they must remain entirely inside the unit.
High Winds: All items must be heavy or securely fastened; unsecured doormats are banned as they become dangerous projectiles.
Plants: Planters must be on the floor (no hanging baskets) and must have waterproof saucers to prevent runoff.
BBQs: Electric, natural gas, or propane (max 20 lbs) grills are allowed with specific horizontal and vertical clearances. Coal grills and smokers are prohibited.
The "Hard No" List: Smoking, vaping, drones, hanging laundry, hot tubs, wildlife feeding, and privacy cameras are all strictly prohibited.
Lighting: Balcony lights are only allowed between 4:00 PM and 10:00 PM and must be steady (no flashing).
Strict Liability Note: Owners are strictly liable for any injury or damage caused by falling objects or debris blowing from their balcony. The Council reserves the right to remove non-compliant items after 48 hours' notice.
